Canadian Investor Chooses Milo Over Brokers for Quick U.S. Property Loan

Our client, a self-employed Canadian investor, was eager to expand his business into the U.S. by purchasing an investment property—a single-family home in Florida valued at $1,080,000. After exploring his options, he was nearly ready to work with a broker but hesitated due to concerns about added layers in the process. He preferred working directly with a lender who could simplify things, without the middlemen. This customer came to us late summer after already going under contract with his property and we were able to close in a month, just before summer’s end.

He found Milo while searching for cross-border mortgage solutions online. Milo’s approach as a direct lender, combined with our transparent process, immediately appealed to him. His primary concern was the timeline—other lenders he spoke to had much longer approval processes, especially for self-employed investors like him. Banks often rely on Debt-to-Income (DTI) ratios, which made things complicated because of his variable income streams.

Instead, we assessed the rental income potential of the property to facilitate his loan. After reviewing his financial details, we moved forward with a 60% Loan-to-Value (LTV) DSCR loan. The entire process, from his application to closing, took exactly one calendar month—just what he needed to secure his first U.S. property.

For this client, choosing Milo was the key to overcoming the obstacles of traditional banking. Working with a direct lender meant faster responses, clear communication, and a smooth closing. By focusing on the property’s income potential, we enabled him to close on time and start his U.S. real estate journey.
