Canadian Investor Gets U.S. Mortgage with Ease Using DSCR Loan

As a loan consultant at Milo, I had the pleasure of working with a Canadian investor who was purchasing his first investment property in the U.S. Eager to expand his real estate portfolio, he set his sights on a single-family home in Florida, valued at $415,000. However, the U.S. mortgage process can be a bit daunting, especially for international investors unfamiliar with the system.
Our client, having worked in banking, knew right away that traditional lenders would present limitations, particularly for foreign nationals. Understanding the constraints of local banks, he searched online for alternative solutions and found Milo. He was specifically interested in a mortgage tailored to international investors, one that wouldn't weigh him down with the restrictive criteria he'd already experienced with banks back home.
The property’s final purchase price came in at $480,000, but thanks to our DSCR (Debt Service Coverage Ratio) loan, this wasn’t an issue. DSCR loans use the rental income of the property to determine eligibility, rather than solely relying on the borrower’s personal income. With a DSCR of 1.1, the property had solid cash flow, which allowed us to offer him the highest loan-to-value (LTV) ratio possible for foreign nationals—75%.
This loan structure provided the flexibility he needed, and the process moved forward smoothly, enabling him to secure the financing without the typical hurdles of dealing with a conventional lender. In just a short time, we were able to close, allowing him to purchase his U.S. property and expand his investment portfolio.
For this client, securing a loan with Milo wasn’t just about financing a property—it was about finding a partner that understood the challenges foreign nationals face and providing a clear path to achieving their goals.
